We had an offer put in on our house yesterday £15k below what we wanted so we were just wondering that if we hold on for a better offer we may end up loosing out on the $21,000 first time buywers grant if we wait.

We told the EA what our lowest offer we would accept was & they said they would put it too them but they are out viewing others today. Not sure if thats just them playing mind games tho
We hear back from them.

How much is the First Home Owners Grant
The normal rate for the First Home Owners Grant is $7000, payable to eligible first home owners.

Special Notice:

From 14 Oct 2008 until 30 September 2009, the FHOG will be doubled to $14,000, with an Extra $7,000 for new home buyers

This means that a First Home Buyer, can get a grant $14,000 for an existing property, or $21,000 for a New build property, towards the cost of the property.

From 1 October 2009 to 31 December 2009 this extra grant will be reduced and the total grant will become $10,500 for established homes and $14,000 for new homes.

From 1 January 2010 the grant will revert to just $7,000 again.

Is there an upper limit for claiming this E or could you still claim it say you're buying a house worth $1million ?

No limits. A millionaire buying a $6m mansion can get it.

There was talk about changing this, but as far as I am aware, it has not been changed.

Some States have additional concessions, and some of these do have limitations on maximum values.

hi guys just a quick question we bought our house just before xmas 08 but due to change of circumstance we are heading back to uk just doing a bit of work on house then hoping to sell asap will we have to pay back home owners grant? or is that before a certain time thanks

You must live in it for a minimum period of 6 months.
