First time buyers - Any chance?!!

Unhappy First time buyers - Any chance?!!

Myself and my partner are hoping to have our 139 visa towards the end of the year or soon after and we are probably heading to Perth as thats where I have relatives, although I would consider other areas.

I am 27 and she is 23, I am in I.T. Support and she is just finishing her degree but she doesn't have any plans yet for a possible career, although she does fancy the Fire Service.

We will be first time buyers if we come to Oz and from what I've seen of the current house prices and the lower salaries, I really am beginning to wonder whether we will be able to afford anything in Oz. Even if we both had salaries of £15 - £20k (thats taking into account the lower salaries), that may only get us a mortgage of around £100k - £120k or so and realistically this wont buy us much at all, if anything!

I'm feeling rather negative about it all at the minute, I really do want to give Oz a try but I also dont want to move my life over there if I cant afford to live anywhere! Not that the situation is much better in the UK mind!

I suppose really I'm just looking for people's opinions on what opportunities, if any, there are over there (Perth in particular) for first time buyers such as us?

There are grants for first buyers in oz not sure how much they are but there is help available im sure it is for those given PR status. Check the DIMI website for advice. If you have searched on real estate .com there are cheeper houses avaliable i have seen a few houses for under $300 and odd one for under $200. I have heard that Clarkstone (i think that is what is called) is decent area with affordable housing. Good luck with things.

Thanks for your replies.

Yeah I think the Oz government give first time buyers something like $7,000, its better than nothing but I dont think it will help much with the house prices the way they are.

I actually stayed in a holiday home in Clarkson last year, its not the nicest suburb in the world but certainly not the worst either, but I've checked the websites and I can't really see anything much going there either sadly.

Looking at the salaries I think the most we could get (mortgage) at a push would be $250k, which I cant really find anything for.

I may just have to live with the parents in Oz for a good few years when they get there but I would prefer to get on the ladder myself before I'm 40! lol

Have you a property to sell in the UK ???? We are in the middle of buying our 1st Aussie property, and luckily we have a hefty lump sum to put down, so our mortgage is around $200.000 !!
The $7000 you get from the Govt, arrives after you have purchased, so you can'y rely on that !! to help you prior to buying.
I don't know what the situation is like in Perth, but here in Brissie there seems to be a bit of a slump in the housing market, so a lot of houses tend to be up for sale for ages, and they have to be open to negotiation or they've no chance of selling. Our current neighbours have had their home on the market for about 3 months now, and it is absolutely immaculate in every way, 4 bed,2 garage,en-suite, pool, spa, beautiful landscaped gardens and only 12 months old, but it's on a 600 sq block.
They started out asking $460,000, now they still can't get people through the door for $410.000. I think thats because if you are willing to live a bit further inland (i.e Mt Cotton / Shailer Park) you get homes on huge blocks, which maybe a little older, but that allows you to put your own mark on it, and the difference in price is huge.


As regards the job situation. I registered with agencies when we arrived and found them totally useless. I think they must have a set target of people to see, to qualify them for some sort of govt grant, because the feedback you get is crap, and they herd you in, build your hopes up, then you don't hear from them.
I looked on the internet @ yellow pages, got a list of all the companies specialising in my industry, and just mailed them my cv. The response was ok, and i landed a job, which i enjoy, so it worked for me.

Sadly I dont have a house to sell over here so thats going to affect what lump sum we can put down, we may have about £20k to bring with us which works out at something like $48k.

I'm sure we'll find something but it looks like its going to be very difficult.

Kinda hoping the property slump continues! I am coming over as a single parent with three dogs!! only selling a two bed terrace so not sure how much I will have left by the time I make the move!!

It's looking more like it will be a fixer upper!!

Hi,we have very little funds to bring with us,we just got married last year so no house to sell either,staying with my sister for short period when we arrive,then going to rent for a while and save as much as poss,I know its gonna be hard,but I would rather be starting out in oz than where we are just now,I cant wait!!!!Good luck to you Cheers Dave
