Finding price house sold for in NSW
We've been house-hunting in NSW for several months and are trying to get better information about prices. In our area, we've seen asking prices starting to come down. In those cases where we've been told selling prices, they seem to be coming _way_ down. Unforunately, it's proving difficult to find the actual selling prices on properties in our area.
Several people, including realators, have told us that the details of a property's last sale, including price, are a matter of public record. We've called the local council and they don't have the information (and sound like they wouldn't release it if they did.) I've been hunting around various government Web sites and commercial services trying to find the cheapest and easiest way to track down this information.
Has anyone been through this? Does anyone have a suggestion on how best to research actual and specific sales histories in a particular area? We're in coastal NSW and not in/near a major urban area so a post-code level search won't help. (Our post code is about 4 hours drive top to bottom.)

Alternatively, this web site MAY do something;
www.homepriceguide.com.au. Not sure if it is just postcode related, or what it costs to get more detailed info.

for suburb info incl house prices - hopefully will cover the area you are looking for suburb profile
(at the moment the last one is showing an error, maybe try later when they hopefully will have fixed the problem)

All the auction prices seem to be readily available for the previous week but it is hard getting hold of private sale date.

The Home Price Guide (as per ABC's link) is also available by postcode which lists all sales, private treaty or auction, during the previous year. Can't remember offhand the cost - about $50 per postcode - but it's extremely useful if you want to buy in an area where most sales are by auction. It shows the full addresses, summary of the type of property and the selling price. You can get a sample listing on their website and they'll send you a full listing via mail, fax or email (once you've paid them!).
You also frequently get flyers dropped in your mail box listing recent sale prices in your area - to drum up more business from the local agents. Also Real estate agents are usually only too keen to give you the selling price of a particular properties that they've sold.

This link http://www.homepriceguide.com.au/products/street/ will give a streets prices for $99.95.
You can look at a sample report for free, and the information that you see is correct, but doesn't give the street number or the price, on the sample.
You just get the sale dates and the size of the land.
It could be a good investment, if you are serious about a specific property.

I just got a Coogee price list for the whole year for nothing and I paid about $40 for exactly the same thing a couple of years ago!

It's working for me aswell now
Not too sure about some prices though (easily recognisable one's)
There is a house opposite me, worth about $400k+ I reckon, and the last sale recorded in 2001 was for $31,000 !!
I know they say there are some bargains about, but .....
