Ex-buyer & estate agent get nasty...
Hi All,
After 17 weeks of excuse after excuse with our buyer, another buyer has stepped in with cash in hand. We have gone with the new guy and now the estate agent is talking about them taking "legal advice" and "dont forget to give us your forwarding address". Our contract ended with the estate agent 10 months ago, they had introduced their prospective buyer after we had started with a new estate agent, which left us apologising to the new estate agent and promising a small £ to them when we complete.
My last day at work is 22nd November, we fly 30th November.
We should be excited etc but the only thing we feel is worried about legal backlash from the ex buyer and estate agent. Can they take any action against us?

Only if you had a signed contract in place with the 1st agent and the 1st buyer had paid a deposit otherwise forget them as they are just scare mongering after losing out on possible commission.

Is the new buyer with the old agent or the new one? If the buyer you're going ahead with is from the old agent, then your new agent will prob want some fees from you too.
If the buyer you're going ahead with is with the new agent...and you haven't given the old agent written notice of your intention to cancel your contract with them then both agents will want fees from you. No matter how long your contract is with an agent, you always have terminate your agreement in writing.
Does this make sense??

We had given the old agent written notice, then moved onto the new agent. After 5 weeks the old agent introduced the buyer as a sure thing, money ready etc etc. We apologised to the new agent and promised them a £1000 for their time. We dont intend giving the old agent a penny, but we will give the new agent £1000 as promised.
Roll on the 30th November :scared:
