Could anyone advise what is the approximate % commission that Australian estate agents charge when selling a property?

From my experience around 2-3%. You will need to bargain hard !

Depends where you are. Could be a lower % but marketing costs on top of that (say 1.5% agency fees plus marketing costs (i.e. press advertising, board etc which could be a further $4k + on top of the agency fees) or a higher fee inclusive of everything, say up to 3.5% plus gst of the sale price. By law agents must tell you that their fees are negotiable and you are quite within your rights to negotiate hard. There are lots of cheapie agents out there, like Half A Percent but can be misleading as it's rare for that to include advertising costs.

In Melbourne the lowest is generally around 1.5% inc gst but you have to pay all marketing and advertising costs on top - last year our advertising etc came to $12,000 or thereabouts plus the agents commission.

i deal with quite a few agents ....their fees are all around the 3% mark.

unless you go with one of these commission free people but my experience is ....don't bother....
