Ending a tenancy agreement early - any stories?

Hi
We are struggling to find short term rental accom in Melbourne (3-6 months) and wondered if anyone here has taken on a 12 month lease but ended it early? What reasons did you give for ending it early and what was the outcome? Did you lose your bond, or have to pay compensation, etc?

Any advice is appreciated!

I haven't got personal experience, but I don't think it's to be recommended as a deliberate strategy. From what I can see you are legally liable for the full rental cost for the period of your lease - if you want to break the lease you can try and get someone to take it over but you have the hassle and associated costs of finding someone. Could you compromise and sign up for 6 months?

Sorry, just saw that you would be happy to do six months.

I don't want to have to do it, far from it. I just hope to be able to get a mortage and a house of our own within the 6 months, and if that happens, to be able to get out of a rental contract.
If I could find a 6 month lease I would be overjoyed!
It's more of a "just in case, what if.." scenario. I like to think about all the possibilites, without sounding like a space cadet!
