We have bought a block of land last weekend and have since been told by builders that there quote was $10,000 max to prepare the block and lay concrete slab etc.We have two dips in the block which have to be "cut and filled" just wondered if this is a standard charge?

Grateful of any help on this as im starting to panic we have done the right thing :scared:

nothing is standard it depends how much work is involved,how much fill will you need and how much concrete will be poured........many times you can get fill for free if there is a big store or mall being built close buy they may need to get rid of some so keep your eyes and ears open.........I am picturing your lot being shaped like a saucer and it needs to be filled in the middle to get level is that right?.......you could also call a local company that does nothing but haul fill ......don't forget the builder will add his % onto everything so the more you can do youself the better.....good luck

We are just having ours excavated! Tons of fill here Not sure on what the cartage cost would be though?

That sounds expensive! We have a friend that is a builder with his own excuvator (think spelt wrong) he has said he can do it for $1000 as he is already down in Morington flattening block but not sure how much the other stuff should cost like the concrete slab as he can't help us with that.

For the slab to go down there is the pre lay of all the plumbing thats required, form work, termite sprays, cost of the actual concrete and maybe some money to be paid for the labour, so really 10g could be quite reasonable.

I'd phone up concrete suppliers for price per cubic metre supplying structural concrete,
call up for cost of steel...Any other costs like putting up shutters, setting out pipework is really labour charges.

this was all in the price that we were quoted for the house to be built....as was architects plans and all council fees.

If i could get away with a $10k block preparation I would be a happy man.
It will most likely cost me (And you) substantially more that that.
Have you had a soil and contour survey done yet? This will give you a better idea of the costs involved in the cut and fill. Your builder should be able to give you a fixed price at this point which could still go higher if they start digging and hit rock or stone.

Good luck with it, we are in the same boat as you just a few months further down the track.

Not wishing to frighten you but our groundworks are estimated at $34K :scared:
That includes 14K for water tank and sewage treatment plant, also $1500 for crane to pour concrete (inaccessible) and extra for different class slab, ie it's on clay and is reactive. There will be extra if they find large boulders.

The builders we work for charge approx 14k for the slab and site works. If a rock breaker is required this can increase by a few k's. Dependant upon the results of your soil tests the slab may need engineered piles or additional beams which again can bump up the initial price. Ask the people who've already built in the area how much they were charged and what the soil test results were it will give you an idea though not conclusive as the terrain can change within a few metres
