Default Cost of Extending a house in Perth Australia

Not sure if any builders are out there or any of you with similar experience, but we are considering purchasing a house that currently has a very basic extension on it. It pretty much looks like a tin shed tacked on the end of a lovely house. We are wanting to knock down the existing extension and re-build the outside walls and re-roof. We are also hoping to knock down an internal wall to expand the kitchen.

What we'd like to know is how much we'd be looking at for a job like this? We do realise that it would depend on the size of the extension (basically it runs the length of the side of the house which is approx 30m), but what price range do we start with?

Do we need council approval again as the original extension had council approval?

Hopefully someone can help us before we decide to go ahead and buy what might turn out to be a very expensive house.

Send a pm to "Siren". Her hubby (Brian) is a builder and has recently added an extension to their house so he should be able to give lots of help.
