Conversion Idea
What would be the procedure for converting a garage area into another bedroom/room be with the authorities.
Would planning permission be required if all you are changing is the internals via a new window,plastering and decorating please?
This is not a building request, i know how to build
The ground area is huge, and the side elevation as more than enough space for carport/garage as well as garage conversation into bedroom/room idea.
It is currently a three bedroom house with a land area of 685sqm, a large plot of land to the back and sides, a rareaty now a days
Just wondering what the procedures involved would be?

The window would go where the garage doors are now, with a brick base built up to level with surrounding windows.
The garage doors could be reused or replaced with new ones further over from where they used to be so to speak.

If your able to use the existing lintel and not do anything to it.Ring your local council and say to them that you want to replace an existing garage door with a smaller one and a window.Don't say anymore than that and see how you go.Emphasize that your using the lintel that's already there"if that's the case"With a bit of luck they should ok it over the phone.

I'm in the middle of converting a solarium into a proper room and all I needed was a building permit. Planning permission wasn't required. I guess what's required would depend on your situation and local council so probably best to get in touch with them.

Yeah understand that mate, just wondered if any here had done similar and what problems they might of encountered, but thanks anyway

Ring Joondalup council.I am guessing that is your local one.The girl we spoke to was really helpful.We want to convert our garage in to an office and re do our alfresco.We do need permission but it should be straight forward.I wouldnt risk doing something without permission.Its not worth the risk and its peace of mind.

Yeah thanks irish, wouldn't do it without permits etc, thats a no no mate
Just it's a really nice house with loads of space and obviously potential, not wanting it to make a profit, want it as our family home. But would be brilliant with the fourth bedroom space as our kids have very big feet
