Hi,
We are all very aware on how bad the housing market is at the moment, we want to sell a property that we currently rent over in UK to purchase in Australia and are considering using a property investment company to speed the process up. Has anyone else gone down this route to sell, how much below the market value do they offer and any advice or information would be great. Thanks.

"Market value" by definition is what someone will pay for your property.

If you choose to deal with one of these companies then consider the following:

- you get a quicker sale; and
- simpler/clearer selling formalities; and
- the company takes the risk of the market tanking after sale is completed.

If the price they offer is still reasonable considering the above, then maybe consider it. If not, don't.

If you can't sell the house just reduce the price until you can. Rather that that use these shysters.

I do a lot of work for the types pf property companhies that you are talking about. typicall they will offer you a maximum of 70% of the "current" market value. Its the only way that they can do it. Basically they buy fromyou at 70% and get a buy to let mortgage ( 80% max loan to value) and stick tennants in the house. they then simpnly sit back and wait to reap the rewards. I've known some companies offer as little as 55% dependantupon personal circumstances ( if you're desperate and they know that, they will offer a lot less )

Might be as well reducing the price of the house on the open market. I had to reduce by 20% to get a sale but still better than the investment companies
