Default Buying Land in Perth question

We are hoping to buy land in Perth to build on soon and have seen some land which is priced from ex amount does that mean that this is the set price plus legal costs etc or are you able to negotiate a slightly lower price for the land plus legal costs. Hope this makes sense.

Hi Sarah-Jayne, see you are in Australind, same here

In answer to your question, we bought land here and it was listed as $125,000 - then there was stamp duty (which we got back in the end due to the land being under the threshold) on top of that plus coveyancing fees.

I dont know what the situation is like up in Perth, but I know round Bunbury it would be worth trying to offer a bit less as it has all slowed down and there seems to be loads of land sitting around on the market.

Usually if there are say 12 blocks of land, and the signage says from $151,000
Then the lowest valued block is 151k

However if the block you look at is say, 178k, then its fair to say, if the blocks arent shifting, the developer has a lowest priced block limit at 151k...

In essence, it may be in his interests to take your offer of say 160k for the 178k block..

works similar to spanish bar syndrome.
