Buying a house - how long does it take?
 
How long does it take to buy a house in Oz - from the time you put in the offer until you can move in?

Depends which state to some extent...often 30, 60 or 90 days.

Hi

A question we recently asked someone of importance and were given the answer of 'the average time from offer to moving in, is just 2 weeks'. This is in Cairns, FNQ, other states vary obviously.

The sale of our UK house is still ongoing after 10 weeks even though our buyer has no chain and we have no chain! :mad: Very frustrating and stressful :(

Fingers crossed it will soon go through for you :) 10 weeks is inexcusable when there's no chain :(

We bought land, which is a bit different, but our solicitor said he could do everything in 14 days although he's lke 3 weeks to be safe.

Our took 30 days, but went unconditional after 15 days

We had 2 weeks to sort fiance, pest and any clauses we had put in contract such as making sure no pipes were in the way for a pool etc...

The next 2 weeks were for the solicitors to arse about doing sweet fa til the last minute, what is really annoying is they don't seem to do anything electronically and we had to wait for our solicitors to meet their solicitor in the city to exchange contracts for gods sake just mail the bloody things !! :D :D

Oh! just one piece of advise make sure you are 100% happy with the house you buy and be picky over everything as you will find when you come to move you won't get any change out of $20,000 for costs :scared: :scared: since moving here to our House we have discovered that the wild life reserve type thing behind us (which attracted us when we bought, you the whole move to Aus be with nature) turned out to be the meeting place for all the Ibis from here to the UK and they have the most annoying noise ever which goes on for about 1 1/2 hrs each evening !!! so I would suggest going to the place you intend to by at least a 3 different times of the day !

Depends on the state. In Queensland, the standard is 30 days, once the contract is signed (which happens as soon as your offer is accepted, unlike at the end of the process which os the way the UK works). You get a 5 business day cooling off period.

Other clauses that are standard are a 14 day finance period, and a 5 day period to do your building and pest inspections.

My OH's BIL took 15 weeks to buy our house - with no chain. And they still insist they did us a favour :rolleyes: They said we didn't say we wanted a quick turnaround - yeah, OK - we really wanted to carry on paying the mortgage and losing heaps of interest on our equity..... :rolleyes:

Thks :) We agree! Its inexcusable! But just keep getting 'blank' replies from, guess who, Estate Agents!!!

Really hope to hear this week that we finally have a completion date as we have just had an email from our Solicitors stating that our buyer now has her mortgage offer - no details, just that! So, if we dont here anything by the end of this week, will be even more stressed out! Hate this!!!

Not long for you guys now then - how exciting!

Well, they did know in our case that we wanted a 'quick sale' it was made very clear at the beginning! :mad: And like you, they know we are paying rent over here and the mortgage back in the UK with all the added extras like insurances etc!!! But, it is 'not their problem' its as simple as that!!!

So.................it takes as long as it takes, only the really lucky ones gets sorted quickly with no hassles.

Just hope we haven't got to wait another 5 bloody weeks :scared:

On average it seems to be around 5 weeks but you can of course agree a date that suits you with the vendor :)

We agreed the price on 9th December, should have completed on the 21st - the day we actually moved in but Nutty Nora who owned it previously was in strife with money so we paid the money to the solicitor and it finally completed on the 30th December. Had she not owed money left right and centre it would have been 12 days. We also got written into the contract that her insurance sort out some damp problems which were solved early February. No aggro to us at all. Solicitor was brilliant.

Remember that with land you don't have the same inspections etc. But he was only 1 quarter of the fees that others quoted, too!
