buying a house
what realestate agent did you use? rules and regulations? how do you find out about areas ? the good the bad and the ugly. we have been looking in the queensland area towards Cairns and outlying area. We arnt set on north queensland but it does seem to offer alot of what we want out of life. any other areas to suggest?

Since no-one else has answered and bearing in mind that I'm a thousand miles South of you...
Beware the agents! They will try and make you buy anything they can't sell to more knowledgeable locals: watch out for low lying areas that will flood every five years, houses that can't withstand cyclones, ones with termite problems and dodgy utilities. Just for starters.

I know the realestate agents in BC are fairly well controlled and they have to list issues but we have no idea as to the requirements of them in OZ.
We notice some areas are really cheap and some not so much so there has to be a reason.

I would suggest you visit the areas you are considering as there will be some reason why one place is cheaper than another (employment rates/salaries, access to shops/schools etc).
Estate agents here (in Sydney at least) will say whatever they want you to hear in order to try an make you buy the house. Pictures on the web seem to invariably make the places look far better than they are when you see them. I don't think Aussie agents have to tell anything about the condition of the property to the buyer so it is up to the buyer to do all their due diligence before buying.
Probably the best place to start is realestate.com.au and domain.com.au and then get yourself on the lists for all the agents in the areas you are considering so you receive notifications of new properties when they are listed.
If you aren't living in the area then it could be worth considering a buyers agent to assist you (like a real estate agent but work on behalf of and are paid by the buyer rather than the seller). You may need to google this if you are looking outside the major urban areas.
