building inspectors and pest
Hi does anyone know of any good building inspectors and pest guys for when we find a house,we will be in the bayside area hopefully.
Looking at a few houses,and will see if they still go ahead with the loan.

Pest guy will find termites ina fence post
he will also tap walls... and shake his head at shower wall..
Building guy, plump, 80's shirt.. $1.50 clipboard from OfficeWorks.. $1.50 torch from Bunnings... he will walk around making notes.. may tap walls if he sees pest guy tap walls..
Its a LOT of CRAP to be honest... so go by personal recommendation, in Bayside when you get there

When you find a building inspector i would advise you to make sure you ask them to do a "work needed" inspection on the property.
We have had a few expensive surprises since moving in to our house cos we just let the estate agent organise the inspections for us
I talked to the building inspector to ask how he missed these faults and he told me that he just did a basic inspection as recommended by estate agent.

We just had one done on the sunshine coast. We managed to be there when he was doing the inspection which was a HUGE help-the guy was a complete tosser though-would not recommend him

Do not use QLD building and pest had them once for investment prop and they mad eout the place was about to fall down (to cover there arse)

The building Inspector is CONTRACTED by you...
yet do you get the feeling they are not working for and answerable to you?

I have a copy of what I think is a typical pest inspection report which was commissioned by a Real Estate Agent.
The inspector took great pains to emphasise that it was only a visual report and that nothing (plants, carpets, loft insulation etc) was touched, felt or moved to carry it out. Seemed to qualify everything he said and had a get-out clause for most situations.
My impression was that to get a realistic analysis of pest activity more money would have to be laid out for a fuller survey, holes would need to be drilled here and there to really get down and dirty with those bugs.

Our Real Estate guy told us it was up to us to book the buildings and pest people but he gave us names. He also told us that although the woman who owned the house would still be there, we were expected to be there as well as we were the ones paying them.
The building guy found some problems, told us, we told Nutty Nora (owner ) and we all discussed the stuff together. Real Estate guy didn't join us.
Why would you pay for a service but leave it in the hands of a middle man and not be there to make sure that what you were paying for was being done

We used Dave Handy at BIACS, and stephen power who has his own pest company, but works with Dave for our house in Bayside
