Building a house in Melbourne
Hi
We are due to make the move to Melbourne in November this year, very excited, nervous, happy, apprehensive, too many emotions to cope with..
Can anyone advise on areas that are near enough to commute to Melbourne CBD within about half an hour that we could buy plots to build on. We would like to build to a design of our own, so work with an architect not with companies that only have set designs..
Any help/advise/information regarding this would be brilliant..

Think the folks may need to understand what sort of budget you are working to - the price does rule out (or in) a few of the areas.
We are planning to build in Malvern/Armadale area.

A half hour commute to Melbourne (during rush hour?) and finding unused land to build on would be tough. You have the option to find land with house on, knock the house down and rebuild. Don't laugh - this is very common here even though it is not common in the UK. As a rule of thumb look for 30+ year old houses, as they are often sold for land value only.

I would say that we are looking for a house build and plot no more than $700000..
How far is Malvern/Armadale from CBD?

We are about 8K from the CBD. Land plots (small) start around $A600K (thats unrenovated) advantage being all utility connections are already there and once built the property is in existing area.
You should do a search on the domain website for land plots and see what areas prop up. North or Willamstown are still close to the CBD but dont know price ranges.
Do you have a rough floor plan?. We are excavating to have a basement deep enough for 2 cars and boat (plus laundry). Then 2 floors above. The total build cost likely to be $A850K.
Architects charge between 5% and 10% of build cost (our one we have agreed 6.8% including the full project management on a total fixed cost basis).
A buyers agent might be helpful for obtaining a suitable plot - they are about 1.5% of purchase price and complete alot of extra searches not done by the solicitors during buying process.
Watch out for stamp duty costs.
