Building a house
Hi guys
Just a quick question to all those who have had a house built.
We would like to have a house built in WA when we arrive.
We have received a cost for a 2 storey house with In Vogue builders. We just have to find a block of land now.
The question is how much does it cost for the foundations, power, sewerage to be put in? Or is that included in the builders/land cost? The land we are looking at is flat, includes front landscaping and fencing and is on a new estate. The power and sewerage points are already put in on the street.
Also does the length of the drive have to be 6m? and do all plots include a certain amount of council land i.e footpath at the front, so you only have to use say 4 metres of your own land for a drive?
Would appreciate any advice, we are new to all this building stuff.
Many thanks
Jo

Setbacks are requirements from council to ensure houses retain a sense of balance in your neighbourhood. We in Melbourne have a 9 metre setback.
Whether the land is flat or not is only part of the equation when it comes to assessing foundation cost. A soil test is required which determines the type (and therefore cost) of slab.
You should be asking the respective builders what there quote includes - they will not be able to confirm everything until a soil test is completed.
