Breaking the Lease
 
Hi,

What's the best way to break the lease in NSW. During the inspection, I was told that it's not a problem at all to organise ADSL2+ broadband internet, they have a phone line connected, blah-blah-blah.... As it happens to be now, after 4 weeks there, I still don't have any internet and chances are snowball in hell - Telstra tells me they "ran off the adsl ports".

I'll talk to the landlord today, but if it doesn't go anywhere - what's the next step?

The next step is most likely that you suck it up and take it. Unless it's specifically refered to in your lease documents, you have nothing to fall back on.

Connection of optional services such as Foxtel, Broadband, gas/electrics, telephone etc, are not the responsibility of the agents/lessor. Non-connection of ADSL most likely would not be a good reason to break a lease.

have you tried speaking to other providers and seeing if they do naked adsl services, perhaps iinet, internode etc.
Or another option would be a wireless service, you see these advertised a lot these days, you get a usb modem to connect and they have good coverage here. Somewhere like the Allphones shops sell them or you can go straight to providers like 3g or I keep seeing vivid wireless being advertised recently.

As for breaking a lease it typically means you will have to pay rent until they find another tenant, they may also as you to pay a break lease fee and any advertising costs incurred, it should have been detailed in any rental agreement you signed. I have done it before, if its through an real estate agency its not a big problem as they deal with it all the time, it will just cost you
