breaking lease?
 
We have been renting a house for 5 months but in a 12 month contract is there anyway we can get out of the rental agreement at 6 months like in england?

If not what are we liable for? i.e losing bond etc...

Any advise appreciated

As I understand - no. it its terminated before the expiry then they generally charge rent till someone else rents it and advertisement costs...

We just broke a 12 month lease in Perth, we were up for advertising fees, plus the amount of time house was vacant (in our case three days as they found a new tenant as soon as we told them we were breaking lease)

you need to ring your agent, but we have a 6mth contract and getting out we loose 1 week as breaking the contract. Then as we have 2 week notice if the property is not let stright away we are liable to any un occupied time, which could be untill our contract is up. Hope this helps, but you will need to check your contract and your agent for your terms.
