Brain Picking - where would you buy in Perth?
I'm looking at buying an investment property up to 500k in Perth and wondered if the locals can give me some advice as I've not been here long enough to get to grips with the areas.
a) Undervalued areas?
b) Best to get 2 units or one house?
c) Areas of 100% tenant occupancy?
d) What trend do you see for Perth house prices?
So far I'm torn between right in the centre of town (2 bed apartment in East or West Perth) and a fixer upper old house in Palmyra possibly? A few people have said Balga and Westminster are undervalued but currently pretty poor areas - any views? Rockingham also looks cheap and possibly has good occupancy levels?
Would appreciate any input people want to give.

Rockingham is still pretty undervalued.... New marina complex going ahead at bottom of wanliss street should help boost prices in reasonable amount of time...

I would stay away from Balga. There's an area here known as GHB (Girrawheen, Hammersley, Balga) that's a notorious no-go zone. Actually, I would include Mirrabooka in there as well as far as no-go zones.
There are some nice areas down Rockingham way like Eddie said. If I were you I would arrange to take a look around Rocko. Maybe if you're over this way meet up with Eddie?

But perhaps most saught after areas in rockingham are Palm Beach, The Meadows (shockos best kept secret... It's the old Golf Course estate) and the anchorage...

I would have a goof look at Palmyra
Its is a fantastic location geopgraphically and much undervalued I think. Find a good old one and you'll be laughing. $500K might be tight tho.

Brand new builds, never been empty form the date they are ready (tenants are queuing to move in), low maintenance.

Glendalough is also one of the good areas where rent easily covers mortgage payments.

Hamersley is absolutely fine! It's actually a very nice suburb with parks, a good school, and lots of family friendly houses. I would definitely check this area out. It's pretty centrally located for the beach (drive) and the city. *when you search via realestate etc.. just note Hamersley is spelt with one 'm'*
