Best Suburbs in Sydney-again sorry!
Hi everyone,
I'm sorry to ask this question as you've all probably seen it a million times, I have searched the forum etc but I have got a few specific questions aswel. Today my girlfriend received a job offer in Balmain, Sydney. So now we are seriously considering the move. Obviously Balmain is right in the CBD but we really don't want to live in the city. But obviously the commute to Balmain can't be to long either. Where are the best "leafy" suburb areas that are quiet and maybe by the beach? We've been looking at the northern beaches but i can't really find anything just yet. We are looking for a nice quiet area. Like I say sorry for asking what is a regular question we've just got that much going in at the minute a little guidance would be a really massive help Thank you Jamie:) |
Re: Best Suburbs in Sydney-again sorry!
What is your rental budget per week? That will be a major deciding factor.
|
Re: Best Suburbs in Sydney-again sorry!
Yes, there is no point people suggesting nice suburbs if they are out of budget.
However I would never have considered Balmain the CBD, Balmain is a very nice residential suburb. I would want to commute from northern watches to Balmain, it is just awkward and on public transport old mean going into city in order to come out again. |
Re: Best Suburbs in Sydney-again sorry!
Thanks for the replies.
Our budget is around $900 a week for rent |
Re: Best Suburbs in Sydney-again sorry!
I have been browsing cityhobo.com, which is a tongue-in-check guide to the different areas of the bigger Australian cities.
Vaucluse is leafy, very nice indeed and surrounded by water. |

Re: Best Suburbs in Sydney-again sorry!
Balmain is not in the CBD. You will find something good in Balmain (or one of the surrounding suburbs) for $900/week.

Our budget is around $900 a week for rent Source - http://www.ato.gov.au/Individuals/In...ome-tax-rates/ Don't get me wrong, some people do pay that proportion of their net income in rent, but it's a good thing to know. Me, unless your girlfriend is going to be on mega bucks, I'd be looking for something a bit cheaper, especially if you don't have a job lined up yet. Good luck with your plans :) |

With a car and a good toll, the Cross city Tunnel will get you to Balmain from near the beach in the eastern suburbs. $900 per week will get you a decent place by the beach in the eastern sub's. If I was working in Balmain i'd live there too. Its a nice suburb but not near the beach. |

Hi Scouse - I'm sure you're already across all this, but just in case, $900 per week means that you'd be spending around half of an AU$140,000 per year income on rent ('around half' of your net income after paying income tax, before Medicare deduction, assuming Oz resident for tax purposes).

Re: Best Suburbs in Sydney-again sorry!
I see you've mentioned "Northern Beaches". A daily commute from here to Balmain would be a complete biatch, imho. A quick check shows a minimum of 3 buses!

OP hasn't said what they earn have they?
It's the type of information I'd be interested in if I was emigrating to a new country and I think it's pertinent to the topic. |

No, but what they earn isn't my business. It was just a rough guide for the OP's information - if they earn less than the hypothetical amount, they'll pay more than half the net in rent. If they earn more, the percentage would be lower.

Is that information or is it just a sum? I guess I assumed if OP knows enough to know that they have a budget of $900, I would presume they do not need help with dividing one number by another to calculate a %. Perhaps I just expect too much of people :D
Sorry, can't be arsed dissecting my post but if it bothers you that much you could perhaps take me to the BE Tribunal for a ruling on whether I provided 'information or just a sum'. ;) |

Re: Best Suburbs in Sydney-again sorry!
I live in Balmain and as long as you don't have to be near a beach I'd recommend it. It has a really local feel with lots of parks, cafe/restaurants and pubs.
If you don't want to live on the penninsular then I'd suggest drummoyne or further up the Victoria Road or Leichhardt area for shorter commuters but be warned these days the Vic Road is rush hour 7 days a week. |
Re: Best Suburbs in Sydney-again sorry!
If you really want to live somewhere quiet and leafy with your rent money I would suggest Greenwich or Woolwich, just a short ferry ride from Balmain. There's no beach but they are right on the water.

Has anyone any thoughts, or personal experiences on the areas of Glenhaven, Cherrybrook and Dural please? Thank you.

In comparison to your original area of question - the shire?
Bit like the shire really with a different type of bogan and no beach. Yeah, we have short listed a few areas going off our financial state at this moment in time... I don't want to end up in a really expensive suburb that by all means ticks all the boxes but then later on we find ourselves not being able to do much else because all the money is going towards rent. I'm looking at $650 at the most per week, the suburbs I mentioned above are doable, as is the shire for that. Any other suggestions? Thanks btw. |
Re: Best Suburbs in Sydney-again sorry!
Cherrybrook is lovely. And getting a new train station as part of the northwest rail link. Dural is the arse end of nowhere IMHO. :D Semi-rural. Bit of a drive to anywhere. Lots of fruit farms. No experience of Glen haven, so can't comment. We're in thornleigh, so shout if you have specific questions about the bad lands. ;)

Re: Best Suburbs in Sydney-again sorry!
Try looking on www.realestate.com.au. Are you looking to buy or rent? I'd say work out your budget first and search based on the rent/price range you're prepared to pay. There's a handy "map" view which will show you where the properties are on the search result. Good luck.

Re: Best Suburbs in Sydney-again sorry!
For Molly (I forgot to quote) - Cherrybrook is ok. I don't like the Pennant Hills Road though, which has to be one of the worst in Sydney. You can get to the city by bus but it isn't on the train line. You also have nearby shopping centres like Castle Hill, though I went there once and vowed never again to try to navigate and park there!! Thornleigh is on the train line so may be better for commuting. Dural is way too far out.
Have a look at Berowra/Asquith and Mt Colah. They are on the train line too, and close to Hornsby. |

I live in Glenhaven and it is lovely. The public school is excellent and the suburb is very safe and friendly and overwhelming family based. The commute to The CBD isn't great though, either a long and costly car journey or an hour plus on the bus (one bus from the edge of Glenhaven).

Thanks very much you three! Just been up and done some checking out, it's looking like more The Shire area, as that ticks most boxes for lads, bit of a commute for the hubby, but he will be fine I'm sure. |
