We've just had our offer accepted on a house we found by 'doing the weekend opens' . We found it a useful method for house hunting, combined with internet searches. I can't stand salespeople, so the less time I spend dealing with them the better.
We'd turn up, give our name & mobile number to the agent and have a look around. We went back to a couple for another look and then decided on this one.
Doing individual inspections is a bit of a pain for the seller ,think how many times you'd have to dust and sweep the floors...

Disagree - the beauty of the open house system:
i) You just turn up
ii) you can say no when they ask if you want to be shown around - I can then go around quickly and not politely waste my time if I hate it within minutes. If I like it I can loiter where I like completely anonymously. On a tour, you get taken around, and feel like you can't comment too loudly with the Missus etc.

iii)it IS good fun for the neighbours - just part and parcel of it all.

If you're really interested then, book a proper appointment and then do it again this time with the buyers looking at you knowing you are interested. The open house is just an initial feel and to catch people who might NOT otherwise buy..

you only need one purchaser..

Just want to say what an excellent thread and thanks for all the information. Actually, it all sounds a lot less hassel than what we're going through trying to sell our property in Canaduh where two agents are involved. One for the seller and one for the buyer, both of which take a percentage from the sale. So if you sell for around $500k expect to pay about $20,000 in commission. Whats more the sellers agent does little or no work, they wait for the buyers to come to then. Its a nightmare.
