You have to pay stamp duty on the cost of the land, but that's it, no more stamp duty on the price of your new home when you build it.
So you can save some money this way.
This applies in Queensland where we have bought a plot, so should imagine the same applies across Australia.

Lorrimer

we've just bought some land in WA and you pay stamp duty for that and fees to the settlement agent. For th e house we pay stamp duty on the mortgage. Apparently this is cheaper than when you buy an established property.

You may want to include some survey costs. All the display home builders base their costs opn very simple foundation designs that require an almost level site. It it slopes too much you will be hit by extras. You may aslo want a soils test.

Other costs include stamp duty on your mortgage, transfer of title fees and registration of the mortgage. In Vic theses cost me $1200, $1300 and $59 dollars each.
