We are up at Manor Lakes in Wyndham Vale. We looked at buying in Sanctuary but found that you get a lot more house for your money up with us.

And you may have made a good investment for the future. I've heard (gossip only, mind you) that areas in the West that are currently quite cheap will benfit in price from expansions to the city over here. Laverton is an example, being a dump but dirt cheap. But with expansions north of Laverton planned it is believed the area will improve and the house prices with it. We'll see

Value for money invariably is largely to do with the value of the land. You'll get a cheaper house like for like in Manor Lakes than Sanctuary Lakes because of the difference in land prices. Land values invariably reflect the desirability and location involved. With the expansion of Sanctuary Lakes towards the coast (final phases of land release) the proposed expansion of Laverton, Point Cook, Hoppers, Werribee, not to mention the biggest shopping centre in Oz these areas do offer outstanding VFM at the moment.

Just as a matter of interest a block of land with CBD and water views (just over 40 feet by 80 feet) in Williamstown sold for $700K last Saturday!

This is why a little bit of dirt can cost you $700K!

Land was bought by the people next door on the corner for a swimming pool, house extensions or whatever!
