Default Any advice re estate agents?

Hiya Guys
As you know, we were looking at going multi-agency for our estate agents. However, the fees are much higher, so we have decided to go the joint agent way. We would then only pay fees to the agent who sold our house... we're looking at about £300 more to go joint rather than sole. The three agents have warned us that people often think that there's something wrong with the property, if you go the mulit-agency route.
So, we've had 3 agents round so far, 3 different valuations and we have one more due around tomorrow.
There was quite a difference in valuations - the first was the lowest, the second was quite a lot more and the third was in the middle.
How on earth do you work out who to go with, what price to offer etc. ? The one who valued the property at the highest price was also the one who charged the least, he seemed more experienced and confident he'd get that price... but the agent after him was shocked at the price
We'll wait till tomorrow - hopefully the next agent will help us make up our minds!
Your views & experience would be most appreciated!

Hi Larissa

For what its worth: We went with the "middle of the road" figure and let the market lead.

If it was too low..... then we would know cos would get lots of offers

If it was too high....then we would know cos would get no offers

Demand tends to be the best barometer. Good luck matey

Personally I wouldn't go with more than 2 estate agents. The reason is that if I see a house for sale with loads of signs outside I assume there's either something wrong with the house or they're desparate to sell!

Can you check out a local paper to see what other similar properties are selling for in the area? If not go for the middle mark. Estate agents are often more interested in their commission than when a house is sold.

I saw one house for sale the other day, with two (different) estate agents signs outside, BOTH of which said "Sole agency"

Lie through you teeth (and hope the real estate agents are blind/stupid) and get the best of both worlds?

They are just as bad here aswell. I heard of one seller who got valuations from 2 agents, i cant recall exact figures now, but something like $260k and $310k. This was recently, after the price slowdown, and it did sell for nearly the $310k price. I don't think that half the agents have a clue about pricing.
