Advice re owner builders in Perth
Hi,
We are looking to move to Perth some time this year, visa has been granted so we just need to get organised, sell house, etc.
We are trying to decide what to do to earn a living when we get to Perth. We are considering being owner builders and building houses to sell. We have a block of land to build our dream house on but are thinking about building a "Test House" on another block first so that we can learn lessons, get the right tradesmen, etc.
We were thinking, if we succeed on the Test House, perhaps we could do this for a living. Has anybody tried this or does anybody know anyone who is doing this? What are the tax implications? Does hubby need to get some sort of license to do this? ...Especially if the house is built to sell rather than to live in.
We have got enough savings to live income free for about a year so that won't be an issue for the first year but how long would it take to establish a business like this.

Owner builders have to havethe property for 7 years (not 100% sure but 99%) so needs to be a builder or use a builder to be able to onsell them.

Did a bit of research and found this quote on the Builders registration board website.....
18. Understand that you are not able to sell or otherwise dispose of the land on which the building was constructed within (3) three years of the date of issue of the building licence, or to carry out any further building work as an owner builder exceeding $12,000, within the following (6) six years without approval of the Minister or delegate. You should also be aware of the requirement for Home Indemnity Insurance if you may have to sell the property within seven years.
Looks like we will have to re-think this one.

New there was a 7 in there somewhere. But now that 3 has been mentioned it sounds right.
But yes building houses and selling them can be profitable, just need a builders lic.
