Okay thanks that is very helpful. We're going to speak to his friend who initially did his mortgage and see what options are for refinancing down the road, and also maybe could rent it out to avoid the insurance issue? We aren't in the £75K range yet & definitely need a mortgage unless a wealthy family member wants to help us out! 
Changes in the law, regulations, capital requirements, the state of the economy and numerous other factors, including personal ones such as your income and credit record all factor in to what is possible now, and a change in even one factor could open or close doors for you.

Thanks Sarah! That sounds a bit more promising. I will have my boyfriend check into Halifax.
