Help: Visa Subclass PR 136 expired 2008

Hi
I holding the visa subclass PR 136 and it will be 29 Jan 2008. i have not fulfill the 2-3 years stay in Australia. I am still outside Australia.
what should I do in order to have valid visa. I have not settled yet.
May I know a subclass 136 PR visa is not a non-citizen permanent resident right?
What requirement is eligible for an RRV?
I have yet to find a job in Australia. Can anyone recommend me a job, accommodation.

I am sad that I am not sure i am eligible for a resident return visa then you would need to reapply for migration. Due to some unforseen reason, I am unable to go Australia for jan 2008. Can go after apr 2008.

if i apply PR from scratch, what the application fee? there are no sub class 136 currently? is it replacing by 175

So if you let it expire you would have to get a new one. Yes, the old 136 visa is now the 175. You would have to pay for everything again. Visa fee, medicals, police checks, certifying documents and mail fees. So you're looking at about $3000. I'm not sure if letting a visa will expire will factor into the decision making process.
Are you waiting before hockey season to end before you go to Australia? Not really the best of reasons unless you're in the NHL. Immigration here will not care what your reasons are for not moving over in time. You can argue whatever you want, but your visa will expire at the end of January. Nothing you can do about it except move over before then, or apply for a brand new one and pay lots of money.

You don't have to settle in Australia in order to activate your visa, you only need to enter Australia once - you could leave on the next flight out if you want, as long as you pass through immigration control.
Is there absolutely no way you could just go for a couple of days to get the visa activated?

Yes I have activated visa in 2003. I will taking a flight tiger airline reaching Perth on 25 Jan 08. I know this is a last min decision as I do not wish to lose PR status.
I need to settle the accommodation first before landing. I know staying in hostel is not a good idea so I hopefully anyone can recommend me budget room for stay.
