that smilie says it all!

The valuer thinks that it is worth about £15K less than we were hoping for - which might not seem a lot but in our case is somewhere around being 10% down!

and as the kids are about i can't even swear about it!!

Guess it is time to get in another valuer and keep our fingers crossed!!!

i always get three valuations done and go for a price in the middle of those given.
I hope you manage to get a decent valuation.

Defo get other valuations. If we'd gone with the first one then we'd have sold it for 1,000 less than he wanted to put on for... er does that make sense???

- We sold it for 1,000 more than he valued it at.

God, ever had one of those days when your brain seems to have popped out for a w*nk??

Well if it makes you feel any better our first house valuation was for £79k with the Halifax, the other two were £95 - £97k. No idea where he got £79k from unless he was trying to pull a fast one.

We had the house valued in August last year at 200K. Then, when we were putting it on the market a couple of months back we had four agents out to value. First one (local agency) came in at 240K (prepare to sell for 230K), second (Hamptons) came in at 265K (sell for 249), third (busy agency in the next town) came in at 249 (sell for 239) and the fourth (might as well have been from ****ing Jupiter) came in at 280!!! (sell for 249). Totally bonkers - an £80K difference between quotes. In the end we went for a sensible £239K and have just sale-agreed at £225, which we're happy with, especially considering we paid £87K for it, six years ago. It's tempting to think of it as losing money, but you haven't lost anything as long as it sells for more than you bought it for because (all together now!) a house is only worth what someone's willing to pay for it.

we were quite lucky with ours as we had three valuations done two were the same and the other one was £2000 less. so they were all very close. as for the actual value, it was what we had expected. one of them had said that the value of property had gone down last year by 8% i think thats a bit OTT probably more like 3-5%. the market at the moment is still pretty crap, so you might have a bit of a wait to sell, unless your in one of those hot spots. good luck and all the best with your sale.

we told all 5 agents that we wanted to put house on market for £200k, and every one of them put on the paper work, looking at offers of £190/95K as resonable,

set our sights on £195k

accepted offer of full asking price!!!!
bet that shocked the agent

I think you also need to go a little with your gut feelings.

I have had 2 so far, but they don't really know much about the estate that I live in. Both quotes are well down on what I expect to get for the house. I'm not being greedy or anything, i'm just being realistic. I've also got a 3rd one coming next week that has quite a bit of experience with houses on this estate, and I hope that he will be closer to what I am hoping for. So far the other 2 plant pots are €60K below what I have in mind :scared:

The last time I sold a house (6 years ago) we had a quote from an estate agent which we thought was too low (their office was 50 yards away from our house) I waited for 9 months and sold it myself (so no costs !) for 35% more than he quoted.

I think (hope? ) that the problem is that we have built a kitchen/family room extension on our house that adds about half again to the downstairs floor space - so the agents don't have anyone else on the estate to compare us to for value. To be honest i think that the value that she gave was the price you would expect to pay for the house if we had added a conservatory rather than the full brick/tile extension that we have.

We were thinking before this that we might try selling ourselves rather than using an estate agent and i think that this has reinforced this idea. We are not in a hurry to sell (just starting the visa process) so i suppose we might as well see how it goes and we can always switch to an agent later.

I will definitely get at least one more valuation (we have another estate agent within walking distance of the house)

On a more positive note when the valuer walked through the dining room into the new kitchen (designed by me!!) she actually said wow!!! So i am focusing on that to make me feel better

We bought pur house in October 20004 for a lovely £44k and have got £90k for it. Doubled our money in just under 3 years, so are really happy with that.

hi aAdele just wondering if you got the "coastal specialists" intials c,c for your valuation? if so i think they undervalued mine too i got 3 valuations and they were 10k less than the other 2
