Still waiting for Visa should be soon though judging by others timelines!!
So not panicking about house sale yet as we werent expecting any viewings till next week!!

We were really lucky because someone got wind we were going to put our house up for sale and asked to but it privately...I was well shocked!!
Don't get me wrong..we aren't living posh. It's an ex-council house but they are solid,well built and never demand a huge amount of money from people therefore quite easy to sell..but never thought it would be that easy!

I've got to whinge so may as well do it here!
Offer accepted 25 Nov on the basis we wanted quick completion. No probs say agents. Survey done 3 Jan - but found out today buyers don't have mortgage in place yet despite the agent telling me it had all been sorted when I spoke to him last week. Someone is talking b*****s here. Told my agent that if it doesn't get sorted out very soon then I'm pulling the plug on the whole thing and starting again (with someone else!). Hopefully the loss of over £4000 comission will make them do something.

If so, then you really are at the mercy of people who have a vested interest in inflating listing prices in the hopes of getting a listing. If not, then you can do your own comps. on recent sales to judge whether a suggested asking price is reasonable.

We put ours on 3 weeks before Christmas, we had our doubts but the agent said there aren't many buyers around but those there are are serious. How right he was, two weeks in we had an offer (while we were away on holiday!) and after a bit of negotiation got the price we wanted
Searches are already complete, survey next week so fingers crossed.....

house on market for 10 weeks, no viewing, dropped price £15000 last week. had viewing on fri 13th !! offer put in by viewer another £10000 below asking price, turned offer down, viewer went elswhere, now beating self up, on "should i of cut losses and sold"??
