Just being nosy now Posidrive - but did you end up changing anything about your house re layout or decor (after that thread and everyone had chipped in with their tuppence worth), and are your buyers non-Canadian?
Just interested really, after many of us on here liked your colour scheme but thought it probably wasn't typically Canadian
Regardless of your buyers, this must a huge relief to you all.

The Canadian couple buying the house appear to absolutely love it. They put down a huge deposit and paid over the asking price

After our experiences I get the impression that altough our house is somewhat unique, that the biggest problem with selling it during the Summer season was the 3 bedrooms. Too many viewings by families with at least 2 kids. Once the schools were back, a different clientel came through the house, hence strong interest from 3 parties and 2 offers in one day

Thanks everyone. Just the opposite process of trying to find a new home to go through now. let's just hope it doesn't take as long
. Disinct lack of choice available in our area at the moment though 
There were probablly two other things that helped the sale. From the staging perspective we got around to decluttering the den.
But some of you may remember a disparaging thread that i started to have a rant an realtors. At the suggestion of a friend of ours who is an amateur property investor, we increased the commission on the first 100k from 7% to 9% and were immediately deluged with viewings. I rest my case
Although to be fair, we have always (perhaps agianst the advise of others), apart from a few hickups, had faith in our realtor pulling through in difficult times. i think our realtor owes us a bottle of bubbly for sticking with him
