Factor in first, last, anything up to 3 months rent as security, plus anything from 1-3 months rent as the realtors finders fee and that's a lot of cash to sign up a lease.

There is a difference and a big important one for parents who are not born in the UK to pass on their citizenship and it's been mentioned in this thread as well as others.
