Unless you are approved for the NRLS scheme, either the agent or the tenant MUST deduct the tax from the rent. It is then up to you to reclaim any tax you may be able to when you make your annual UK...

That is incorrect advice. The NRLS doesn't exempt you from paying tax on rental income in the UK - that is not its purpose. All it means is that you receive your rent gross without the letting agent...

I would suggest that you rent out your house, though, don't sell it, and rent wherever you're going to be based in Spain....

Mine cost around 10k (DIY installation). 5.5kW for a 3 bed house but all gas kitchen (inc fridge) and no aircon or other electric heating. Can't recall the cost breakdown of the component parts!

Not sure about the foam. How about dropping a slightly undersized polycarbonate (or similar) container of some sort into the deposito and insulating the gap between the concrete and the tank/liner?
