OK makes mores sense as to why you were going to be paying close to 800,000 in Perth.
I'm guessing that in Sydney, a 4 Bed house with garden, near a good beach, amenities, nice cafes and max 45...

Yes - as you will be covered under medicare (assuming you get your Medicare paperwork sorted out - usually something you do in the first weeks of arrival)

Median tends to be a more realistic representative than average (or mean).
