Re: Selling a house without a realtor

Costs you nothing to put on zillow.com and craigslist iirc. And frankly thats what everyone else is using these days. Plus a for sale notice - and you might find a neighbour has always wanted your...

Re: Q: Ex-Pat Car Insurance for a UK vehicle when in UK

Who is ever going to find out that it's out of date in the first place? As far as I'm concerned, and as far as plod is concerned, it's a valid driving license. I don't remember anywhere in becoming a...

Re: Q: Ex-Pat Car Insurance for a UK vehicle when in UK

I got my father to insure a vehicle with me as a named driver. If I get stopped, I can pull out a valid insurance certificate and a valid UK drivers license. I doubt a cop will ever ask me to show...

Re: Is the USA actually more expensive than the UK?

FL is far cheaper than the UK (anywhere in the UK). Not an expensive lunch today on the south coast in England was $33 or so. Lunch on the beach at home would be less than $20 for the same thing.

Re: First time visit to USA to meet girlfriend

ESTA clearance just means you can step on the flight. Doesn't give you any right to entry to the country once you land.

If they don't like you at Immigration, you'll get the second interview and...

Re: First time visit to USA to meet girlfriend

Best bit of advice I can give you - at Immigration - don't look like a scruffy git with an obnoxious tshirt. I've seen countless single guys from the UK getting the second interview treatment at...

Re: Yay, just bought a house..now which A/C unit to get?

Where is the asbestos? Siding?

Installs here are about $4.5k absolute maximum and that's ducting and inside/outside unit (plus everything that's needed). The breakdown is $1300 for ducting (about...

Re: Can we get a buy-to-let property in US

If you are intending on buying distressed properties (eg foreclosure, short sales) it's more or less a cash only game. The banks are very uninterested in financing out a new deal when another bank...

Re: Tipping for big groups

Larger groups tip worse. They won't tip say $6 each and make $36, they'll leave a single tip of say $10.

Re: Investing in the US

I'm really sorry, I have no idea where you are coming from. I'm assuming you know nothing about the Florida market and are making up the concept of high risk to support your argument.

Re: Investing in the US

The key is knowing the areas. Last year I could have picked up sub $30k properties nearly every other day but they are all in the areas that I wouldn't want to collect rent, and there would be a high...

Re: Investing in the US

In the last year we have picked up more than a few properties in this area that are all in the 20-30% ROI. We close on a property next week that will net around 33%.

The lowest priced property...

Re: Investing in the US

Find the OP an ROI in Canada of 20-30% then. The OP has obviously heard about some returns investors are making in Florida, and I can assure you - it's true.

Re: Investing in the US

Which estate taxes are we talking about? Do you mean property taxes? Estate taxes can be got around by having the property in your name and your wifes name, or with a dated quick claim deed.

Re: Experience with septic systems and/or greywater set-up?

The only real problem you can have with a septic is the drainfield. If it's an old drainfield and there are trees you can have pipes that get clogged up, which can slow draining and in a bad case...

Re: Investing in the US

Sorry, but you are talking rubbish.

Management fees are no less or more for anyone else who uses a property management company.

Taxes aren't really a big deal either. The only thing you need to...

Re: Investing in the US

Can't see a problem. Perfectly legal. You will need to apply for an ITIN from the IRS for taxes. Then fill out a 1040NR (iirc) each year for the IRS.

If you come to dispose of the property you...

Re: Florida car license and car buying

Did my FL license last year and it's as simple as booking the test and a time for the driving quiz, which can be consecutive times. (Like mine)

Turn up in your own car, show that it has insurance,...

Re: record number of americans renounce their citizenship to avoid paying taxes

Erm, it's a bit of a wide criteria "renouncing USC or handing in Green Cards". I imagine in a country of 310m people that there are plenty of legal immigrants who have gone back to their original...
