I reckon Bunbury/Australind etc is about $200K cheaper than Perth for buying. I can't comment on rent as I havent done this but $100 per week cheaper wouldn't surprise me.

Rockingham is nice area...

Define "decent".
Have a look at www.realestate.com.au. They have rentals and sales by suburb you can look at

But dont NSW central coast! How about Bunbury area if big city not essential? 2 hrs from Perth (90 mins next year wheh new road opens) and $$$$$$$ cheaper than Perth housing...
