Re: The property apocalypse draws closer...

My understanding was that the owner can move in a property at the end of the contract if the intent to live in was a genuine one (rather than just trying to increase the rent)?

Re: The property apocalypse draws closer...

I didn't follow this one ... but when I see my name quoted I get a bit intrigued. Did I say something wrong there ;)

However, back to that original topic ... the issue was whether to buy off-plan...

Re: The property apocalypse draws closer...

As I understand there will be no 'free access' to the beach other than the Public Park which is going to be located between Sheraton and Hilton. For example, the beach which is behind the current JBR...

I rented my 4-bed + maid apartment (2664 sqft) to 4 guys (sharing) for AED 200,000.

Re: The property apocalypse draws closer...

Here is a photo (as much as I could take from the balcony). It indicates JBR beaches. The one earlier is for Sadaf 5. Each building has a pool and each 'complex' has a beach. Plus there is a park and...

Re: The property apocalypse draws closer...

I took the photo from my balcony - so the beach that we are allowed on is the one in the middle. The left 'bit' is Oasis Hotel beach and the right 'bit' is Ritz Carlton beach. The one in the middle...

Re: The property apocalypse draws closer...

No worries. You are looking to settle; if I can help with a point of view I am glad to. I am in Sadaf 5 (4 and 5 are the only two buildings parallel to the beach, just behind Oasis, a few hundred...

Re: The property apocalypse draws closer...

I'll beat my own drum I live in JBR and wouldn't give it for any other apartment I've seen so far. If you want to know why let me know and I'll take you to my apartment (I am next door to DIC - KV)...

Re: The property apocalypse draws closer...

They do have sprinklers (frangible bulbs), in every room. Annoying thing though is that the alarm system inside the apartment is connected to the general alarm of the building so when the thing in...

Re: The property apocalypse draws closer...

he said, she said ...

We had a few problems - but I think there is a bit of exaggeration (at least in my building Sadaf 5). The longest I waited was 3-5 minutes once or twice. Other than that -...

Re: The property apocalypse draws closer...

I guess now you can say "somebody on British Expats who was just moved into JBR is very glad he bought and is not renting". Here is the view from my little place (4-bed, 2886 sqft) ;).

As for the...

Re: The property apocalypse draws closer...

Why do you think that? Wouldn't such an action actually bring the prices down i.e., increased dificulties in selling / renting an apartment?

My first thought was that this was an action to...

Re: The property apocalypse draws closer...

What does that actually mean that "property here will last less than 50 years"? What happens with these 'new' buildings after 50 years?

Re: The property apocalypse draws closer...

What I meant by 'you should be OK' is that every design is based in certan assumptions. For example they may have used a 1000 yrs earhquake as design criteria. However there is always a likelyhood...

Re: The property apocalypse draws closer...

I'd think that the design is a bit better than in'shallah. Most of the design houses are Western design companies. I agree on non-transparency - but non-transparency may not necessarily mean lack of...
