I think demand is high. They stopped building around the time of the crash and it's only really started again in the last year, so the supply needed hasn't really caught up. Add to that the economy...

Yes the market is crazy at the moment. There are new protections in place to prevent huge rent increases so the prices should stay stable for the moment. Supply is a big issue though.
