I just used 2% because you used it to example the UK. $25k is just under 3.6% which is still not unreasonable to me but if you think you can sell it yourself and have plenty if time to wait, then...

I have read on here that Canadian realtors provide a much superior, professional experience than their UK counterparts. I don't know if that's true. How much is your house selling for? In Vancouver...
