Yep demand is high as mentioned by bc2015 and Dublin has been booming since the so called financial crisis. Lots of companies expanding and hiring from abroad, so these people are mainly looking to...

The VAT is only for brand new homes that were built by property developers/builders, so certain estates and developments. Otherwise you don't pay any VAT if you purchase a home in Ireland.
