I definitely would not take tax advice from an agent. A solicitor maybe if they are a specialist.

An estate agent valuation would be good because it should be higher than the sale price would be in most cases. Then when you do sell, the difference between the agent valuation and the sell price...

Good grief, that looks complicated. I guess each person's situation will be different. I found the IRD easy to deal with so maybe worth calling them.

The rules have changed since I let out my property in 2011. There was no CGT and I was allowed the tax free allowance even though I was not resident for tax purposes.
