Re: Home inspection query

You're welcome, and thank you for alerting me to the existence of the anode rod. I shall go and take a look myself - hell will freeze over before I'd pay a plumber to check or replace the rod for...

Re: Home inspection query

The rod will dissolve based on the amount of salts dissolved in the water - just like your car in the winter! I don't think softening the water won't change the rate at which the sacrificial...

Re: Home inspection query

Nor, in the vast majority of cases do the owners, and even if the warranty is transferable, what's the chance of the subsequent owner(s) having the documentation to make a claim even if there is a...

Re: Home inspection query

OK, thank you, I will go and take a look into that. I have no idea if my tank has one of those.

Re: Home inspection query

So the insurance company is anticipating a fraudulent claim for damage caused by hail or another spurious and localized weather phenomenon?

Re: Home inspection query

If you want the cheapest, shodiest work, maybe. It always makes me laugh when someone thinks they got a deal when they made the seller of a house pay for a new roof.

I know it's not the...

Re: Home inspection query

Not much, but if it was a solid block, cast in place, it would be heavy and awkward and likely mean using a cement mixer, so quite a bit of labour. Depending on how high the cement block is, it...

Re: Home inspection query

:hysterical: I don't suppose they had considered extending the pipe downwards? A couple of feet of piping would cost a lot less than a cement block. .... And in fact it is common here to install a...

Re: Home inspection query

Why did it need a new cement block? And WTF is a "mixing valve"? .... And that's only for a 6 year warranty tank!!!! FFS!

A six year warranty 50 gal State W/H retails for...

Re: Home inspection query

$500 is a fair price for a mid-spec 50gal W/H, plumbed in, so somebody is taking the pi§§ if they think that $2,000 is a fair, reasonable, or competitive price for a "fully plumbed replacement". ...

Re: Home inspection query

Pooks, I have a sneaking suspicion that your realtor is trying to educate you.

You previously posted that you were looking for a CPA in "south Charlotte", which is the most expensive...

Re: Home inspection query

Top of the line "hybrid" State W/H runs, apparently $850, and assuming that Massachusetts takes $150 one way or another, that still leaves $1,000 for the plumber!

Re: Home inspection query

Why? ..... How much for the W/H, and how much labour? ..... And how much tax? :sneaky:

Re: Home inspection query

Assuming the original water heater lasted more than five years, our water heater is at 18 years, pushing 19. Ditto both upstairs and downstairs heating/AC systems.

Re: Home inspection query

I agree with the above advice entirely and would add that the home inspector probably thought he was doing you a favour by giving you the ammunition to negotiate repairs or a discount.

The only...
