Changes to the maximum rent increases allowed in Dubai. It's actually just a sharpening up of decree number 2 of 2011, which is what the current increases are based on.
Old - No increase if up to 25% less. New no increase up to 10% less.
Old - 26% - 35% less, increase max 5%. New 11% - 20% less, increase max 5%
Old - 35% - 45% less, increase max 10%. New 21% - 30% less, increase max 10%
Old - 46% - 55% less, increase max 15%. New 31% - 40% less, increase max 15%
Old - Greater than 55% less, increase max 20%. New Greater than 40% less, increase max 20%.
I wonder when the decree will be published and when RERA will update the rental calculator though?

Rental calculator updated as at today. At 31st Dec my rent was due to go up 5%. Today it's a 20% increase. Lucky I had agreed an increase prior to the 90 days as per the law :-)

hi all. I have a question regarding section 2.12 Eviction at Contract Expiry (Article 24 (2))...the third note regarding the date of eviction is 12 months after the expiry of your current contract. I have contacted RERA to ask about this and they said that it is one year after the date of the letter from the Public Notary. I also asked a lawyer through a local media channel and they did not know about this and gave the same answer as RERA. It is also not mentioned on the official Law 33 document from the dubailand.gov website so my question is, how can one implement an argument for something like this when it is not available in written form (except ofcourse from the brilliantly written/produced document available here). Thanks !

Interesting point because if you read the actual law it says "Landlord may demand eviction of tenant upon expiry of tenancy contract " I interpret the crucial word as "expiry". Now if you're LL gives you 12 months notice when you're 6 months into your contract then your contract has not expired until the 12 months is up. And when it expires you should expect a standard renewal for 12 months (because you must have a contract as per article 4), hence the point about it being 12 months from expiry.
However as you rightly point out some legal experts disagree (I'm not a legal expert) so this is a very grey area. One which will hopefully be cleared up in the rewrite of the law expected this year.
