T1 +1 is a 1 bed 1 bath with another room not offcially classed as a bedroom T2+1 a 2 bed etc.

So T doesn't relate to the amount of Toilet's in the property?

Its indeed the number of bedrooms, but for instances if a house has a separate livingroom and dinningroom you cant tell the diference with a Tn description
