Compared to us the dogs are flying business class, I've already said this to my new work who are trying to find us the first 4 weeks rental!

How bad can it get???

Any solicitors out there?? Our estate agent has now closed it's doors. But according to the local press & TV the administrators are still looking for buyers for the residential side of their business (auctions/letting etc all sold).

We did phone the agent Monday and asked to be released from our 'sole agreement' or to go onto a 'joint/multiple' agreement but they refused to budge.

So.... If they are trying to sell the residential listings, (ie people like me on their books) is my contract still valid for the next 5weeks???
If I instruct a new agent and the new agent sells my home, am I still bound to pay the 'dead'/dying/ agent?

Ultimately, we just need to get our home on the market and SELL !!!!!!!!!
We have a job offer in NZ that I'm sure won't be there forever..

What are your thoughts please?

Hi Steelblue,

Seems like you have quite a problem to add to the already stressful process of selling your house at this present time!

You could just tell the present estate agent that you have decided to take the house off the market in which case you will probably have to give them 1 month notice in writing.

The other alternative would be to speak to the new estate agent that you wish to market your property and explain the situation to them. If they manage to find you a buyer then you could speak to your solicitor and make sure completion of the sale falls after the 5 week period that you have left with your current estate agent. Providing the buyer was not introduced by the original estate agent and completion is after the contracted period there is not really alot that can be done by your original estate agent.

My advise would be to speak to an estate agent of your choice and ask for their advise.......I'm sure they have come across this problem before and can advise you of what to do.

Quick update.
Trying not to get too excited but a couple came to the door on Friday night to ask for a house schedule wanting to view Saturday at 5pm. Been there before 8 months ago...same scenario and the last time we had a viewer. They left a message saying they would like a 2nd viewing tomorrow keep fingers xd for us;surely we can't be that lucky.........car sold then 4 days later the house as well?

Best of luck - sounds promising, but like you we've been there before so let's hope this one is the one.

We've got a viewing tomorrow as well which I hope will go better than last week's. Our estate agent called us 4.15 pm on Thurs for a viewing at 6.30 - and then the viewers didn't turn up AHHHHHHH! Then on Friday we got a call at 9.15 - could someone come at 2.30 - then they cancelled at 1 pm DOUBLE AHHHHHHHHHHHHHHHHHHHHHHHHHHHHHHH! The only other couple last week don't want it. They were a professional couple who live in a 'trendy' flat near the station into a 3 bedroomed house complete with young kids eating tea (which is enough to put anyone off!) so they decided it wasn't for them.

I'll keep my fingers crossed for you for tomorrow and let's hope you have some good luck at last.

things do seem to be improving slightly, although we havent had any viewings yet!! had ours for sale a year now, one viewer in october who came twice and cancelled a further two viewings and still said they were interested but never returned!! thats all. We have just had a sign put up and went in the local paper friday, as we've only recently got PR we weren't really making a big splash about selling it, but now its time to do just that!! Costs a bloody fortune to advertise in paper! Good luck everyone x

Hi Everyone !

Just want to give you all a little hope... There is light at the end of the tunnel..
Tonight, we're booking our flights !
What a week!! Well 4weeks actually!

From my last post on this thread in January, we couldn't imagine "the sold sign", "the container arriving and all of our belongings crammed inside", "the family farewell party", "the kids ten pin bowling farewell party"! Well, they have all happened. The house sold and the journey started.
The notebook is never far from hand... adding things to do daily!. Then just as the last item is crossed off, you realise there are another dozen things still to do!.

All being well, 2weeks tomorrow we'll be in New Zealand en-route to Rotorua!!

Fingers crossed for all of you selling your home. Properties are now moving, fingers crossed the right person for your home will turn up.!

Well they made an offer,we dropped another £2k but still not enough so we are going to let the house out for a year or so. Not going to give the house away;letting will cover mortgage,pay directdebits and give us £150+ each month so we get a tenant soon as we leave in 23 days!

Hi,

We're in the same boat - house has been on the market for so long now I don't even remember! We've reduced the price loads but still no luck. We only have till the end of September this year to activate our visas so we are taking a 3 week holiday next month while we're at it. Don't really want to do it this way as there are 7 of us going but it's our only option. We'll have a bit of breathing space then to give the housing market a chance to improve. It's got to one day!

We've all just got to keep our chins up and . We'll get there eventually.

Noticed you're in Liverpool........we're in Wallasey. We've had our house up for 12 mths now. We reduced our price by £25k a few weeks ago and we got another 2 viewings shortly after. One of those came back to us to say they would like a second viewing......our first second viewing!!!!
Where abouts are you all going to go in NZ for your holiday? Let me know how you find it.

You're are right there is a buyer out there for all of us, it's just soooooooo frustrating waiting for them!!!!
