I can see the latest justification from landlords for a rent increase. "Petrol prices up 25%, therefore rents need to go up 25%"

pretty much.

Despite all reality and an over supply in the rental market the sustained collective delusion has actually managed to keep rents artificially high. As you say I suspect this will just add "evidence" to that belief system.

Renewed a couple of weeks ago. Landlord replied to initial email saying; yes, lets's renew, i'll draw up contract at same terms.

Happy with that. It's not a decrease but it's still cheaper than they're on Dubizzle for, it's still a fair deal.
