How much are you paying for IMU and TASI?

Default How much are you paying for IMU and TASI?

Hi - just wondering what people are paying for their IMU and TASI as second homes on average? I've a horrible feeling we've been overpaying for years so just wanted to get an idea on the average for a non luxury detached house. Our bills have been coming to about 750 Euros for the year. Does this sound right? What's confusing me is that on the community website, the aliquota figure shows 0.98% but on the IMU calculator it shows 9.8%.

Can't help about the second home, I'm afraid. But TASI is based on square metres, so we'd need to know that. As for the 0.98 vs 9.8, are you sure that they are both %? Some figures get quoted as permille, not percento - it can be confusing when they use the symbols because they are very similar (‰ as opposed to %). HTH

We pay 0.97% as non residents.

IMU is based on the rendita catastle (essentialy rateable value). Tasi is on m2 basis as Serrano says. For seconda casa or non resident the rate can go up to as high as 1.06%.
Formula for IMU is (rendita catastle * 1.05) * 160 * rate set by comune (.98% in your case).

Thank you Serrano and Capo Boi for your responses. Serrano - I had no idea about the %o and yes, that's what's on the calculator and explains the difference between the comune information and the online tool - so this clarifies everything! And Capo Boi, the calculation is very helpful as a cross-check. Thank you so much!

Forgot to add, for Tasi our rate is around €2.10 per m2. We have 6 days a week door to door collection. I think this rate can vary quite a bit between comunes and regions.

Just checked our bills for 2016. On the back of the bill is a detailed explanation of the way the calculation is performed. It is a complicated formula based on a 'fixed' and a 'variable' part. To my way of thinking illogically (but it is Italy) you multiply the 'fixed' by the number of m2, then add the variable part, then add 5% to the total (the 5% goes to the Region). The exact 'fixed' and 'variable' figures depend on the number of people using the dwelling.

In our case (2 persons) we paid €270 for the 'fixed' part (based on 384 m2)and €159 for the 'variable', giving an average of €1.12 per m2. The average per m2 would go up for smaller properties, and down for larger.

there is no average, it depends on your comune, whether your rateable value has been updated, whether it is a new build, whether you have done work in the last 10 years and recatastatoes your house etc etc.
ImU and Tasi are based on your rateable value. Tari is based on mq.

We pay about €120 a year for TARI, on an 80-ish m2 flat with 2 residents. The comune is switching to a new system for residuo whereby instead of being given a certain number of green binbags for the whole year, you will get a microchipped bin which will meter the number of times you empty it and charge you if you empty it too often. Not received ours yet so not entirely sure how it'll work but it does sound rather easy to diddle as a system. We shall see how it pans out.
