Two young men in their 30's should know what they're doing AND know the rules!
Don't back down. As Modicasa says- you've already invested money, time etc in the deal.

Thank you for all your replies. I'm just too soft and always have that, 'what if it was me?' feeling - silly I know!

I've thought more on this and actually they've a bit of a nerve even asking, regardless of their non-specified reasons, given that you are the one who has been inconvenienced. It's a resounding 'No' from me.

You could tell the agent that you will return the deposit, minus costs, if the place sells at at least the same price and within a decent time.

As an update - I spoke to the agents today and they could offer no real reason for the buyer pulling out just stating it was 'economical' (I assume by this they mean financial). I have decided to retain the deposit which they weren't at all surprised at even though I do feel bad about it

I’m glad you are sorted as this must be a very stressful time even without having people messing you around. Good luck in getting another buyer and completing your sale.

Good for you. How dare they try and pull a fast one? If the shoe were on the other foot I bet they'd have little sympathy for you.

If the shoe was on the other foot, and the seller pulled out of the sale he would have to refund double, 10,000!

Not necessarily - it depends on the form of caparra paid.
