What type of house?
Morning everyone, we are currently scouring the Internet for houses and hope someone can help us out here. When a house is advertised as a "Holiday House" what does it mean? Can we live there permanently? Some of them are of a substantial size - very confusing so any advice would be great. Thanks in advance.

Re: What type of house?
Those houses are probably "outside the village proper", so no postal service, no garbage collection maybe and from experience of a friend:
Very difficult to reach in winter because of snow and ice on the road which doesn't get cleaned.
Also you can't get a residence card then imho.
I'm sure there will be more qualified answers coming!

At the lakeside resorts you might also find houses that have been divided up into holiday apartments but are still registered as one dwelling and are being sold as such. If there is more than one kitchen it is a bit of a giveaway!

Re: What type of house?
A holiday house may well be built to a different standard to a permanent dwelling. e.g. insulation not as good or ceiling heights or room sizes lower/smaller than would be otherwise allowed. Infrastructure may also be a shortfall, mains water / drinking quality well water would not be a requirement for a holiday home. Also the planning permission and or the local area plan may well restrict the type of construction on the plot. The tax can also be different between holiday homes and permanent residences. It is best to ask the agent exactly what the implications are as it may differ from area to area. I would recommend asking such questions in writing and get the reply in writing.
Having a house outside the village boundaries is not as dire a picture as Wolfi paints. I have 2 houses outside the village area and we get post and garbage collection and one of them has mains gas, (the other does not because we chose not to install it). Each location will be different so you will have to ask what is there and what is available. Again I would ask such things in writing as it is too easy for agents/owners to say 'Oh yes of course its available' when it isn't and I would also ask the relevant authority about the cost of having the 'what ever' installed.
Don't forget agents first work for themselves, second is the seller and the buyer is cash cow.

Peter is absolutely right! It depends very much on the location, what kind of service you can expect.
In our village we just had an addition of a street - now the houses proudly present the street's name and the number - it's maybe in the new law on "zárkert" that has been discussed here already, ask your agent about this!
