To whom it may concern, after being her 7 years by now I drawn this conclusion, If intending to Purchase a Property first Do sum Sums,What is the Space Requirements, as there is no reason to have 120m2 when 80m2 will Do,Watt it Cost and how much it's going to Cost to put it Good Order, then thinking that you will be there 10 years? divide The Total cost into the 10 years, This will give sume indication of depreciation, As this is Warning I spent in total with Purchase and Modernisation 6m hf. to days value and on Sales Market at 3.6m hf. You can not get away from these Facts Hungarians will Never Pay What You Think the Property is Worth, this situation, Gave me a Big Wake Up Call. The New Place With Little Years Left I Have Spent Total of 2m hf on a New Build including renewing E-ONE Suply, I know that the Lowest Sale value of 1m hf. So if all I have in Life is 5 years I will enjoy my Times There, it's a respectable Loss. Please make sure What you are Purchasing is Worth the Money do the Sums First digger47
Yeah heating big houses is expensive. We need to think about the actual practical size we will need.
But, it is a buyers market and you can afford to be fussy and negotiate hard. You will get the price down though you will need a Hungarian to help.

I have my house for sale but am not attempting to sell it to Hungarians. If you have a property that is ready to live in you are as well marketing it to other prospective expats, as most of the places offered by Hungarians seem to need repairs or modernisation.

Yes Fid we are well versed at houses now.Tha average Hungarian house to bring up to UK spec needs a lot of forints, re wiring/insulation/heating/kitchens/walls knocked down/re plastered etc etc etc .

Yes, Peter, one has to look very closely at everything!
An extreme example:
A couple in my wife#s family has a nice house with central heating and a bathroom - but I was told the toilet there is just for peeing!
the plumbing is no good - so for "a big job" you have to go to the outhouse, behind the chickens ...
And it's been like this for more than 20 years - they see no necessity to change it/ have new plumbing.
And though they have enough money, the husband also thinks that a dishwasher or a dryer is unnecessary - but they have two large freezers, one of them in the dining room ...
PS:
20 years ago when I bought my house near HévÃz it was even worse - there was a fuse for the whole house at 20 amps, so if the washing machine was running you couldn't start a kettle or anything witjout blowing the fuse - at least it was an automat ...
So you really have to look at everything before thinking about buying!

I'm the same, I've never had a dryer or a dishwasher and have never felt the need of such things. I used to repair such appliances for a living so on a daily basis I got to see the parts you can't normally get to. Typically the base of a dryer is stuffed full of pet hairs and the internal plumbing of a dishwasher is coated with a greasy, smelly slime!

Myself as Had my place on Expat property Sales for over 3 years Not one inquiry, now Dropped price by Half to 3.5m for a chance of someone "Having the Good Life" I had. digger47

She would not cover your area but I have my house with an English speaking agent who specialises in selling to English and German speaking clients. I have only had one couple (from Holland) come to view my place so far but Adi claims to be getting lots of enquiries and sales just at the moment.

If I were selling a property in rural Hungary, I'd concentrate on the German market. Finding a potential British buyer is a much longer shot. (At the best of times, and even more so in the Brexit atmosphere.)
