Good advice. If you are definately settling down permanently I wouldn't worry too much over renovation costs as long as you can afford them.

Yeah heating big houses is expensive. We need to think about the actual practical size we will need.

But, it is a buyers market and you can afford to be fussy and negotiate hard. You will get the price down though you will need a Hungarian to help.

I have my house for sale but am not attempting to sell it to Hungarians. If you have a property that is ready to live in you are as well marketing it to other prospective expats, as most of the places offered by Hungarians seem to need repairs or modernisation.

Apart from any disposable income issues there is not the culture of moving that besets the UK. In the UK a few years ago, before a couple of house market crashes, statistics said that the average life of a mortgage was 7 years, which means every 7 years on average people moved, either due to work or to capitalize on the house inflation. With that move came a new mortgage and with that enough money to upgrade the new home. Hence houses were regularly upgraded either professionally or DIY - hence the large number of B&Qs and alike which have only just started to appear here. If people don't move house then there is no incentive to renovate the new home - thus when the expat buys a house that has had the same owner for decades (or has been empty for years) there is a lot of upgrading to do.
Just IMO

Yes, Peter, one has to look very closely at everything!

An extreme example:
A couple in my wife#s family has a nice house with central heating and a bathroom - but I was told the toilet there is just for peeing!
the plumbing is no good - so for "a big job" you have to go to the outhouse, behind the chickens ...

And it's been like this for more than 20 years - they see no necessity to change it/ have new plumbing.

And though they have enough money, the husband also thinks that a dishwasher or a dryer is unnecessary - but they have two large freezers, one of them in the dining room ...

PS:
20 years ago when I bought my house near Hévíz it was even worse - there was a fuse for the whole house at 20 amps, so if the washing machine was running you couldn't start a kettle or anything witjout blowing the fuse - at least it was an automat ...

So you really have to look at everything before thinking about buying!

I'm the same, I've never had a dryer or a dishwasher and have never felt the need of such things. I used to repair such appliances for a living so on a daily basis I got to see the parts you can't normally get to. Typically the base of a dryer is stuffed full of pet hairs and the internal plumbing of a dishwasher is coated with a greasy, smelly slime!

Hi Digger,

She would not cover your area but I have my house with an English speaking agent who specialises in selling to English and German speaking clients. I have only had one couple (from Holland) come to view my place so far but Adi claims to be getting lots of enquiries and sales just at the moment.

Is eBay a legitimate forum to generate some interest?

If you look at any of Diggers posts you will see in the left hand margin "Classifieds", if you click on that it will take you to his ad. It looks like his house now costs less than five quid!

If I were selling a property in rural Hungary, I'd concentrate on the German market. Finding a potential British buyer is a much longer shot. (At the best of times, and even more so in the Brexit atmosphere.)

Having said that, Digger's property is not really typical.
