Hi We are thinking of building a house in Grenada and have seen websites where the cost of building is in us dollars but other sites give the cost of building in EC dollars which means that the costs differ markedly. can anyone give a definitive answer to the question, how much does it cost per sq ft to build a house in Grenada.

I would guess that your building costs are roughly the same as they would be here in St Lucia even though right now there is a construction stimulus package here so that most standard building materials such as cement, lumber and paint are not at this point subject to VAT.

We are looking at all-in building costs of between EC$150 and EC$250 per square foot depending upon whether one is engaging a small time contractor with ad hoc assistance from a plumber and electrician or a head contractor who functions to both put a full crew together and also manages the project but really is an overhead in terms of cost.

FYI, insurance companies here are typically using EC$200 per square foot for rebuilding costs.

Other building-related questions: I've read somewhere, if you buy land, you have to start building within 2 years - just don't remember if it was St Vincent or Grenada. Is there such a rule or I can buy a piece of land now and start working on it after 5-6 years, when my retirement comes closer?

As non-resident, non-citizen, do I have to pay additional taxes if I develop a property (build)?
